Mariner’s Medical Arts Renovation

Designed by Richard Neutra for a group of eleven doctors, Mariners’ Medical Arts was conceived around a humane proposition: that architecture and nature could contribute to a sense of calm and well-being. Three low-slung structures gather around an open-air garden, blurring the boundaries between circulation, landscape, and architecture.

The restoration by Donaldson + Partners sought to recover rather than reinterpret Neutra’s original vision. Historic drawings and Julius Shulman photographs guided the restoration of original colors and architectural details, including aluminum louvers, wood trellises, and slender structural elements.

Central to the work was the recovery of the landscape itself. Reflecting pools removed decades earlier were reintroduced, while drought-tolerant planting renewed the garden for Southern California’s contemporary climate. Accessibility, drainage, and structural improvements were carefully integrated without diminishing the clarity of the original architecture.

The result preserves the qualities embedded in Neutra’s design: horizontal planes, filtered light, water, landscape, and an intimate relationship between inside and out. More than preserving an important work of Southern California modernism, the restoration renews Neutra’s enduring idea that architecture can actively contribute to human well-being.
