Many properties carry equestrian zoning, mature oak canopy, or ranch-adjacent character that predates any structure on the site, and our approach treats that existing landscape as a governing condition rather than something to clear for a driveway. Privacy is often the primary design driver here more than view, hedging, siting, and approach sequence are considered as carefully as the architecture itself, since many Montecito clients value discretion as much as design.
